Position Description | The Manager, HVAC & Controls, position exists to provide a safe and healthy environment where members of the campus community can pursue their diverse institutional goals and objectives. They are directly responsible for daily service, repairs, maintenance, and operation of campus HVAC and building automation systems, as well as specialized temperature control equipment. They oversee seven (7) technicians, as well as outside contractors, temporary workers, and student labor. Their primary objectives are to maintain thermal comfort, ensure indoor air quality, perform maintenance, make repairs, improve reliability, and reduce energy consumption.
Daily Operations
- Monitor, troubleshoot, and provide insight for installation and repair of heating, ventilation, air conditioning and refrigeration systems including plant and facility chillers and associated subsystems.
- Monitor, troubleshoot, and provide insight for installation, repair, calibration and maintenance of building management, meters (electrical, flow, BTU, etc.), and industrial control systems associated with efficient building operations and automated industrial machinery operations including boilers, chillers, and related equipment.
- Set up and calibrate installed or repaired equipment to operate within prescribed specifications.
- Implement procedures and prioritize resources to ensure building operating efficiency is optimized.
- Lead and Supervise HVAC/Controls Team
Display leadership that results in teamwork, customer focus, innovation, and continuous process improvement within their organization
Oversee and manage budget to ensure operations within allocated resources.
- Ensures productivity of staff with broad discretion to schedule employees for efficacy as related to assigned work.
- Evaluate, train, coach, and mentor employees.
Manage and maintain records and data entry related to payroll for assigned employees.
- Coordinates the acquisition of supplies and materials to complete work activities via shop stock, warehouse, storeroom and/or local suppliers.
- Comply with all laws, University policies and procedures, safety regulations and Collective Bargaining agreement.

- Represent Facility Management’s interests in building matters with senior administrators, faculty, union officials, governmental officials, regulators, contractors, architects, engineers, project managers, energy purveyors and others.
- Develop shop work and safety rules specific to area supervised and assist in development of departmental policies and procedures.
- Serves as duty officer/technical support on scheduled basis to manage after-hour emergency situations.
Technical Assistance
- Advise/Review plans for building construction and renovation projects; makes recommendations on building systems and appropriate technology to ensure efficient facility maintenance and operations.
- Review and recommend maintenance supply and equipment purchases to ensure efficient facility maintenance and operations.
- Utilize the Computerized Maintenance Management System (CMMS), within the department’s approved processes and procedures, of listed lower-level managers and teams.

- Examine work orders and converse with customers and technicians to detect equipment problems and implement corrective actions.
Update CMMS records to accurately and timely capture labor and materials costs
- Review pertinent building operation & maintenance data and adjust work processes to optimize efficiency and costs of the organization.
- Manage the execution of small contracts for Maintenance & Operations; Ensure contracted work is fully complete and meets the needs of the campus community.
